Pre-Construction Phase

Stuart James Construction, Inc. will provide our extensive commercial construction expertise long before a project breaks ground, when a change to the project is not an expensive proposition. We will collaborate with the design team to suggest the most efficient systems, the most cost effective materials and the most sound construction methods to suit your project. We will assist you in communicating with your design team to meet your pro forma, by applying budgeting, cost analysis, value engineering, and scheduling and constructability review techniques from the conceptual stages of the project. While some general contractors charge extra for these services, we include the pre-construction phase as a standard component to the overall service that Stuart James provides on every negotiated project.
Subcontract Bid/Selection Phase
Choosing the right subcontractors is another critical component in our ability to provide a quality project, while maintaining your project budget. Our approach to the subcontractor bid phase starts with our ability to attract competitive subcontractors with proven track records to bid your project. Our many years of experience in the Northern California commercial construction market have yielded many valuable subcontractor relationships. Our reputation for running a well-managed project, providing quick payment, and treating the subcontractors fairly has translated to competitive pricing for our projects. We often enjoy lower subcontractor bids than our competitors, resulting in lower project costs for our clients. However, the lowest subcontractor bid is not always the best fit for your project. After the subcontractor bids are collected, we will review them with you and make recommendations based on the specific needs of your project. During this process, we mutually agree on the best subcontractors for your project, agree on an overall contract amount, and prepare for the construction phase.
